Welcome to Valencia Homeowners Association website. We hope you will enjoy the many benefits of living in our community and this site will be a useful tool for you. Residents may log in for the private side of our website, including news, event calendar, documents and forms to use, classified advertising, and much more. Instructions will soon be available regarding signing into the resident’s page.
Valencia was built in the early 1980’s by Babcock Developers. The specific purposes for which the association was formed are to provide for maintenance, preservation and architectural control of the residence Lots and Common Areas within the certain tract of property.
The beautiful landscaped and gated main entrance feature offers a telephone access system in the guest lane at the gatehouse. Valencia is a deed-restricted community. Architectural control and rules are strictly regulated. By your purchase and/or lease, you have agreed to abide by the governing documents of the association. You should have a copy of the Declaration of Covenants and Restrictions in your homeowner files. If you did not, you may download a .pdf copy from the website or request a copy for $20.00. Please do not make any changes to the exterior of your home until you have reviewed the architectural guidelines and obtained approvals.
The 2011 budget was adopted at the month assessment fee of $115.00. Assessments are due on the first day of the month. After the 15th day of the month, a $10.00 late fee is charged. There are several options to pay your monthly fee.
1) mail a check with the coupon in the window envelope
2) Set up a monthly EFT (electronic fund transfer)
3) Pay on line using e-check or credit card
All checks should be made payable to Valencia HOA and have the account
number on the check.
The community has beautiful landscaping, pool, wide streets and guest parking.

Monthly Board of Directors meetings are held on the fourth Thursday of each month, except for November/December which is normally scheduled for the first Thursday.
Annual Membership meetings are held on the fourth Thursday in April.
COMMUNITY GARAGE SALES: At the discretion of the Board, garage sales are held the last Saturday in April and the first Saturday in October from 7:00 a.m. to 12:00 noon. Goods for sale are to be placed in the garage or outside on the driveway the morning of the event and removed after the closing.
